Part 2: The Real Estate Investment Dilemma

There are 2 main reasons single-family rentals are such a tough investment.

#1: The returns are low (aka there is very little cash flow).

#2: The risks are high. There are two main sources of risk:

Single-tenant risk and market risk

We’ll contrast this with multifamily, which is much easier to scale and safer due to the robust cash flow and diversified tenant base.
